Just the garden? Overgrowth, sheds, decking and rubble are a job of their own.
Garden clearanceWhy QuoteMyMove for house clearance
The house clearance experience, reimagined.
Whole-house, garage, garden
Single rooms, lofts, sheds or full properties. Describe what has to go and firms price the volume and the access.
Probate & estate clearance
Firms that do this regularly sort rather than skip: documents set aside, items of possible value flagged, donations receipted. Ask how they handle it.
Ask where the waste goes
Reuse, recycling and donation before landfill is what good firms do and will tell you about. Ask — and keep the waste transfer note that records it.
Licensed waste carriers
A waste carrier licence is on our vetting checklist for clearance firms. Ask for the number anyway; you can check it on the Environment Agency, SEPA or NRW register.
Fixed quotes before you commit
Firms quote from your description and photos. Say what is unusual — soil, rubble, asbestos roofs — and the number they give will hold.
Urgent jobs
Some firms can clear within days; availability depends on the week. Say the deadline on the form and the ones who can meet it will say so.
The process
Four steps.
Zero stress.
Firms that cover your postcode see the brief as soon as you submit it. The ones that want the job get in touch; you decide who to talk to.
Describe the job
Rooms involved, access (stairs, lifts, parking), any tricky items. Photos help.
Get fixed-fee quotes
Up to 5 licensed clearance companies can quote on the job.
Book a date that works
Directly with the firm. Agree in writing what stays and what goes.
Walk into an empty property
Keep the waste transfer note — it is your proof the duty of care passed to a licensed carrier.
Price guide
What does house clearance cost in the UK?
Typical UK ranges to set expectations — a guide, not a quote. Final prices depend on access, distance, urgency and add-ons; the quotes you get back are the real numbers. Always free to compare.
Pro tip
Mention if you'd like the firm to value or buy quality items before clearance — where there is something worth having, it can bring the bill down.
| Type | Typical cost |

| Small flat (1-2 bed) | £200–£450 |
| Average home (3 bed) | £400–£800 |
| Large / hoarder / probate | £800–£2,500 |

Frequently asked questions
Everything you wanted to ask about house clearance.
What's included in a house clearance?
Furniture, white goods, soft furnishings, garden waste, sheds — almost anything you don't want. Hazardous waste (asbestos, paint, chemicals) needs a specialist disposal route and usually costs extra, so mention it.
Will they take everything?
Usually, including lofts, garages and outbuildings. Tell us about anything unusual on the quote form so partners can price accurately rather than revise on the day.
Do you offer probate clearance?
Yes. Some partners specialise in probate and estate clearance and will work alongside solicitors and executors. Do not clear before the estate has been valued — HMRC needs date-of-death values for the contents.
What about valuables they find?
Reputable firms set money, documents and items of possible value aside for you, and some will offer to buy quality pieces against the bill. Agree the protocol before day one.
Where does the waste go?
Licensed carriers take it to licensed sites — reuse and recycling first, landfill last. The waste transfer note records what was taken and where; keep it.
