Which survey level do I need?
Modern homes in reasonable condition usually only need a Level 2 HomeBuyer report. Anything pre-1930, listed, timber-framed, heavily extended or visibly distressed is what Level 3 exists for.
How long does a survey take?
On site, from an hour or two for a Level 2 to half a day for a Level 3 on a large property. Ask each surveyor when the written report will follow — a few working days is typical.
Can I negotiate the price after a bad survey?
Yes — a survey that finds significant defects is the usual basis for renegotiating the price or asking the seller to fix things first. Ask the surveyor for repair estimates if you intend to.
Do I need a separate valuation?
Your mortgage lender's valuation isn't a survey. It confirms the property covers the loan and is often not shown to you in full. If you want to know about the building, that is a survey.
Are your surveyors insured?
Insurance documents are checked before approval. Professional indemnity is the cover that matters for a surveyor — ask each quote for its limit, and check the RICS register while you are at it.
