How much does a mortgage broker cost?
Many brokers are paid by the lender and charge you nothing. Others charge a fixed fee — a few hundred pounds is common — or a percentage of the loan. Fees have to be disclosed before you commit; ask at the first call.
Why not just go direct to my bank?
Your bank only offers its own products. A broker who searches across lenders can compare deals your bank does not have, including some only available through brokers. Whether that beats your bank's rate depends on the case.
Can you help with a poor credit history?
Some brokers specialise in adverse credit and know which lenders will consider it. Say so on the form so the right ones respond.
How long does a mortgage application take?
From agreement in principle to a formal offer is often a few weeks, depending on the lender and how quickly documents come together. Completion then depends on the conveyancing.
Will it affect my credit score?
A soft-search agreement in principle does not. The full application leaves a hard footprint, the same as any credit application.
