How long does conveyancing take?

A straightforward freehold purchase often takes around eight to twelve weeks from instruction to completion. Leasehold, new build and longer chains add to that — the management pack alone can take weeks to arrive.

What's included in the price?

The legal fee. Disbursements — searches, Land Registry fees, the stamp duty return — are on top, and a proper quote lists them so you can compare like with like.

Solicitor vs licensed conveyancer?

Both are regulated — solicitors by the SRA, licensed conveyancers by the CLC. Solicitors can also handle disputes; licensed conveyancers specialise purely in property. For an ordinary transaction either is fine.

Can I use one solicitor for both sale and purchase?

Almost always, and it usually costs less than instructing two firms — one file, one set of identity checks, one person watching the whole chain.

Are searches really necessary?

Local authority, environmental, and water and drainage searches reveal planned roads, flood risk, contaminated land and more. Your lender will insist on them for a purchase; for a cash purchase they are still money well spent.
