How to choose a surveyor: the checks before you instruct

A survey is a few hundred pounds standing between you and the biggest purchase of your life, and most buyers choose the surveyor in five minutes from a list the agent handed them. Here is how to choose one who is working for you.

Check the register before anything else

A chartered surveyor is registered with the Royal Institution of Chartered Surveyors, and the register is public. Search the name and the firm. Membership means qualification, professional indemnity insurance and a complaints route if it goes wrong. Anyone offering a "survey" who is not on it is offering an opinion.

Match the level to the house, not to your nerves

A Level 2 HomeBuyer report suits conventional homes in reasonable condition, built after about 1930. Anything pre-1930, listed, timber-framed, thatched, heavily extended or visibly tired is what Level 3 exists for. Over-surveying a modern estate house is the commonest way to overspend; under-surveying a Victorian terrace with a loft conversion is the commonest way to buy a five-figure problem. If you are not sure, describe the property and ask — a good surveyor will tell you which, even when it is the cheaper one.

Do not just take the agent's recommendation

Estate agents work for the seller. The surveyor they suggest may be excellent, but they were not chosen for you, and a surveyor who depends on an agent for referrals has a reason to be gentle. Get your own quotes and compare. The same is true of the lender's valuation: it is not a survey and it is not for you.

What to ask for in the quote

  1. The fee including VAT — many quote without it.
  2. What is included: a valuation, a reinstatement figure for insurance, repair costings on a Level 3?
  3. When the report will arrive after the inspection, in writing.
  4. A sample report. Quality varies far more than price does; twenty minutes reading one tells you what you will get.
  5. Whether they will talk you through the findings by phone afterwards.
  6. Whether they know the area and the property type — a surveyor who does Tyneside flats or Sheffield stone every week sees what a visitor misses.

Signs of a good one

  • They ask about the property before quoting, and they suggest a lower level when a lower level is right.
  • They will say what they do not do — no drains, no wiring, no boiler — and tell you who to get for those.
  • The report grades problems by urgency and says what to do, not just what is wrong.
  • They are booked a week or two out. A surveyor with a free slot tomorrow in a busy area is a question, not a bonus.

Should I use the surveyor my estate agent recommends?

Get your own quotes as well. The agent works for the seller, and a surveyor who relies on agent referrals has a reason to be gentle. The recommended one may be excellent — compare, then choose.

Is the mortgage valuation a survey?

No. It confirms the property covers the loan, is written for the lender, is often not shown to you in full, and says nothing useful about the roof. Buyers who skip a survey because the bank valued it are relying on a document written for somebody else.

How much should a survey cost?

Typically £350–£600 for a Level 2 and £600–£1,200 for a Level 3 in 2026, banded by the property's price and size, and around a fifth more in London and the South East. Ask whether VAT is included.

What should I ask a surveyor before instructing?

The fee including VAT, what is included, when the report arrives, whether you can see a sample, whether they will discuss the findings by phone, and whether they know the property type and the area.

How long does it take to get the report?
