The deadline is the whole job
Miss the developer's deadline and you can lose the reservation fee and the plot. In England, Wales and Northern Ireland that deadline is exchange of contracts; in Scotland it is conclusion of missives. Use a firm that has done new-builds where you are buying and can say honestly whether it can meet the date.
Check the warranty and who stands behind it
NHBC is the best-known but not the only provider. Your solicitor should confirm the warranty is in place and tell you what it does and does not cover in the first two years.
Off-plan needs a long-stop date
If you are buying before it is finished, the contract should give a date beyond which you can walk away. Build delays are ordinary; a contract with no exit for them is not.
