It is a visual inspection

The surveyor reports on what can be seen without damage — no lifting floorboards, no opening up walls. Problems are graded by urgency so you can see what needs attention now and what can wait.

Level 2 comes with or without a valuation

The valuation version costs more and gives a market figure and a rebuild cost for insurance. Your lender's own valuation is not the same thing and is not done for you.

Older or altered homes usually want Level 3
