It goes further than a Level 2, within limits
The surveyor will look into roof spaces, under accessible floors, and behind what can be moved without damage. It is still non-destructive — nobody is opening up walls.
Repair costings are usually an optional extra
The report tells you what is wrong and how urgent it is. Estimated costs to put it right are often quoted separately, and are worth having if you intend to renegotiate.
It earns its price on older and altered homes
Pre-1930 construction, extensions, loft conversions, anything timber-framed or unusual, and any property you plan to change structurally. On a 2005 estate house a Level 2 is normally enough.
